When you drop .9 million on a Beverly Hills hall … you expect a quality place — but Rihanna claims all she got was a spongy piece of crap … and she’s blaming the woman she bought the home from for allegedly lying to her. 

Rihanna just filed a lawsuit in L.A. County Superior Court, claiming she bought a 2-tale home in Bev Hills in 2009 for .9 mil … after the peddler claimed she was not attentive of any major defects with the property.

But Rihanna claims the woman was lying — and knew about all sorts of problems with the home … including copious waterproofing defects, prove of water intrusion and other construction defects.

According to the docs, Rihanna’s home was hit by a “moderate rainstorm” in January 2010 … but because of the defects, water leaked into multiple place to stay … causing some serious hurt.

Rihanna claims she got screwed — because “the actual value of the property at the time of buy, taking into consideration the extensive construction defects … was millions of dollars less” than the price she paid for it.

Rihanna is now suing the former title-holder … along with the inspector, the real estate agents involved with the sale, and engineers who worked on the house.

Mel Gibson to Pay Oksana $750,000

Mel Gibson has agreed to fork over 0,000 to his baby mama Oksana Grigorieva as part of their custody settlement … TMZ has  learned.

According to the terms of the agreement, revealed today in court, Mel will give Oksana the money in 3 installments of 0,000 — the initially payment will be made when the deal is signed today.

The next payment will be made on Sept. 15, 2013 — and the final payment will be made on Jan. 1, 2016.

Today in court, the judge in the custody case said the couple will have joint legal and corporal custody of their daughter Lucia.

The judge also said the house that Oksana and Lucia are living in will be sold when Lucia turns 18 and the money will be placed in a trust for Lucia.

The couple also agreed that no books can be written by either party ABOUT the other party. The judge also mentioned that neither party can hire a ghost-writer to enter a book about the other party either.

If any repairs need to be made on Oksana’s home, Mel is required to pay for the work — up to ,000.

The judge questioned both Mel and Oksana if they understood and agreed to the terms of the settlement — and they both answered, “Yes.”

During the hearing, Mel addressed the judge and said, “Thanks for a reasonable conclusion.”

Oksana also spoke … saying, “Thanks to the judge for the tremendous help to resolve this matter.”

The mystery buyer looking to buy Kim Kardashian’s sex tape needs to muster up at least million if they want a CHANCE at taking it off the market … TMZ has learned.

We spoke with Vivid Entertainment top banana Steve Hirsch … who tells us he HAS made contact with the lawyer who’s representing the mystery party interested in export the civil rights to the sex tape … and he’s open to the possibility of a deal.

Hirsch tells us … “Based on its long term value, it looks like million would be a early top for a discussion on all of the civil rights.”

Hirsch adds, “I have no thought who is behind this offer … but If it’s Kim, I have a
tremendous amount of respect for her. She has my number and can call me
any time.”
